Important Information
Keys
You have two sets of keys including: front door, basement, storage unit, and mailbox. There’s also one garage door opener with fresh batteries.
One keychain has an extra key that belongs to the garage door opener manual pull. It unlocks the motor from the door in case of power failure. You’ll need to turn the key and pull the lock out, after which you can operate the door manually. When power returns, run the motor until it re-engages the door for normal operation.
Rentpayments
We encourage direct deposit. If that works for you, we’ll send you the bank information to set up an ACH transaction. Alternatively, you can mail a regular check or set up your bank to issue a bill payment to the following address:
Managementagency
First Service Residential manages the complex. The Community Manager is Jackie Grant (jackie.grant@fsresidential.com). They look after everything outside of your unit.
You will receive community notifications on the email address you stipulate in the Census Form.
IMPORTANT: On occasion, the Association will issue notices of inspections, repairs, repaving, etc. Please make sure you comply with those, otherwise they will impose a fine on your unit, which you will be responsible for.
Mail and trash
Both are located in the shed across the street.
Mailbox
The unit assigned to you is # 1, on the third bank of mailboxes.
Rugs/flooring
The Association requires that 80% of the flooring be covered by rugs, to minimize noise disturbances.
Facilities
You will have access to the tennis courts and pool, open during the summer.
Grilling
Charcoal, gas, and any open flame grills are prohibited by the HOA.
Thermostat
The Product Page and manuals for the Honeywell thermostat can be found by scanning this QR code. The batteries are fresh.
AC cover
IMPORTANT: Please uncover/cover the outdoor AC unit at the start/end of the cooling season (typically Memorial Day to Labor Day). Operating the AC with the cover on will damage the unit and you will be responsible for any needed repairs including up to the replacement of the unit.
The AC unit is located outside, below your bedroom window (east side) and the cover is currently installed and secured with bungee cords. The sleeve to store the cover during the cooling months can be found in the kitchen drawer.
Dryer/washer unit
Please remove lint from the dryer door after every use. If the dryer is not heating as usual, make sure it’s lint free.
Detergent for the washer goes directly in the tub.

Dryer vent and chimney cleaning
The Association requires cleaning every couple of years. We will take care of that for you. The next cleaning is due in the months of June-July. We will schedule it at a convenient time since someone needs to be home to have the service performed.
Furnace filter
The filter must be replaced every season (i.e. every three months). There is a new filter installed, and two spare filters in the storage unit to get you through the rest of this year. For when you need to purchase new ones, the filter size is 16 x 25 x 1 (MERV 8 recommended).
Light bulbs
Light bulbs have been replaced with LEDs to give you trouble-free illumination.
Smoke and CO alarms
A new smoke alarm and CO detector have been installed in the main unit, and a second smoke alarm in the storage unit. Please check their operation periodically and replace the batteries if the units start beeping (they should last a few years). Instruction manuals can be found in the kitchen drawer or you can access them online here:

NJ state inspections
Occasionally, the condo has to undergo safety state inspections. These are mandatory and will require you to be home at the date/time designated by the state of New Jersey.
