Keys
You have two sets of keys including: front door, patio door, HVAC closet and mailbox. See below for the location of your mailbox.
Rent payments
We encourage direct deposit. If that works for you, please request the bank information from us to set up an ACH transaction as soon as you move in.
Alternatively, you can set up your bank to issue periodic online bill payments for free, or just mail a regular check to the following name and address:

Utilities
The utility companies serving 49 Potomac are as follows:
- Electricity: JCP&L First Energy
- Gas (water heater and furnace): PSE&G
Management agency
Executive Property Management manages the complex. The District Manager is Lupe Patino lupe.p@epmwebsite.com. They look after everything outside of your unit.
You will receive community notifications on the email address you stipulate in the Census Form.
IMPORTANT: On occasion, the Association will issue notices of inspections, repairs, repaving, etc. Please make sure you comply with those, otherwise they will impose a fine on your unit, which you will be responsible for.
Trash
Located in the sheds across the road.
The unit assigned to you is #5, on the third bank of mailboxes.

Parking
The space assigned to your unit is the second to the right of the east-side garbage shed (view in Google Maps here).

Visitors may park in the spots not designated for residents.
Rugs/flooring
The Association requires that 80% of the flooring be covered by rugs, to minimize noise disturbances.
Facilities
You will have access to the tennis courts and pool, open during the summer.
Grilling
Charcoal, gas, and any open flame grills are prohibited by the HOA.
Heating & Air Conditioning (HVAC)
The HVAC system and the water heater are new. The thermostat is a Honeywell T4 Pro and has two fresh AA batteries. The manual for the thermostat can be found here.
Furnace filters
There are two filters on the wall of the living room. Both filters must be replaced every season (i.e. every three months). Their size is 12x30x1 (MERV 8 recommended). There is a box of filters in the kitchen pantry to help get you started.
Fireplace
The fireplace is electric, for your safety. There is a fireplace remote in your kitchen drawer. PLEASE NOTE: Any damage/loss of the remote will result in a charge of $350. Operating instructions for the fireplace can be found here.
Smoke Alarm & CO Detector
A new smoke alarm and CO detector have been installed in the unit. Please check their operation periodically and replace the batteries if the units start beeping (they should last a few years). Copies of the Instruction manuals can be found in the kitchen drawer as well as in the links below.

Lighting
For your convenience and energy savings all light bulbs are LEDs. The kitchen has under-cabinet lighting on both sides.
Washer/dryer unit
Please remove lint from the dryer door after every use. If the dryer is not heating as usual, make sure it’s lint free. Detergent for the washer goes directly in the tub.
Dryer vent cleaning
The Association requires cleaning on even years (e.g. 2026). This is performed by contractors and we will take care of this cost for you. We will contact you to schedule it at a convenient time since someone needs to be home to have the service performed.
Bedroom Floor Lamp
The bedroom has a smart lamp with selectable color temperatures, and can be dimmed. The lamp can be operated with the remote (attached magnetically to the lamp post) or turned on/off with the wall switch. The instruction manual can be found here.
HVAC Closet Light
The light for the HVAC closet is wireless. Instructions can be found here.
Air Conditioner cover
Please uncover/cover the outdoor AC unit at the start/end of the cooling season (typically Memorial Day to Labor Day). Not covering the AC in the winter time decreases the serviceable life of the unit and operating the AC with the cover on will damage the unit. You will be responsible for any needed repairs.
NJ state inspections
Occasionally, the condo has to undergo safety state inspections. These are mandatory and will require you to be home at the date/time designated by the state of New Jersey.
